Nobody thought we could get the house...

When nobody thought we could get the house we wanted in Kailua, Pat Baxter found a way.  With perseverance, compassion, great knowledge of Kailua, and hard work, Pat turned our whimsical thinking into reality.   We are in a house we love, and are so very grateful to Pat for her gentle guidance in helping us to buy this house and quickly  sell our previous house.  Mahalo nui loa Pat!

Pat found the perfect home for us!!

My husband and I visited Hawaii on our honeymoon and fell in love with the islands. Upon our return to the mainland we began our 20 year journey to return to Hawaii permanently.

Two years ago we began to search the internet in earnest. We found Pat's site and contacted her by email. Pat responded immediately by telephone! We were impressed by her Aloha Spirit, knowledge of the market and professionalism. Because we wanted to be sure of our decision and choice of home, we asked to see a variety of properties. Pat really hung in there and showed exceptional intuition and stamina. On our last visit to the island Pat found our "home" .

Our application and loan process had to be done long distance, Pat took care of that too!

The Meaning of Aloha

I came out to Hawaii from what Hawaiians call the mainland. That was only the first of many new Hawaiian terms I would come to know. I really was on a mission to get a piece of real estate there and had come with my pre-qualified letter from a lender to assist with my purchase negotiations. I was introduced to Pat and Don Baxter from a new friend on the Big Island, but I was very skeptical and apprehensive about these new people I was meeting since I thought I could make this purchase on my own. Just my nature I guess. But in no time, Pat and Don showed me the meaning of ALOHA, and those feelings quickly passed. 

I came to Hawaii with knowledge of real estate--well at least a Realtor’s knowledge--as I myself am a Realtor. But, Hawaii is a different state with many differences in their real estate practices and buildings. Pat and Don explained more Hawaiian terms--like Leasehold vs Fee Simple--related to real estate. I was very impressed with their knowledge and patience, as I had many new questions. Their ALOHA spirit was very comforting. Soon we were looking at properties that fit my needs. We looked at many properties and Pat and Don both were very detailed when explaining the location and surrounding locations. 

Soon we found the right property and it came time to make an offer. I was planning on staying in Hawaii for only 21 days. We went through the negotiations and finalized an accepted contract. Now it came time for the inspection and financing. Pat and Don suggested using a lender right there in Hawaii and they helped me find someone I could work with. Pat and Don were both were most helpful with keeping EVERYTHING on track and on schedule to ensure we fulfulled every aspect of the contract. This was a 1031 exchange and time was of the essence. 

Time flew by, I had to go home to Chicago, and was so sad to leave, but knew my transaction was in good hands. Pat and Don kept everything going and coordinated and made sure I had all the paperwork necessary to close this transaction. They made this the most pleasant real estate experience of my life. Not to mention I now own a piece of PARIDISE.

Owning a home in Hawaii was just a dream...

On a visit to Hawaii, I met Pat and Don Baxter about 2 years before purchasing my first Oahu property.  At the time, owning a home in Hawaii was just a dream.  Pat and Don knew my interest was only a “wish” – but they took me on a tour of Windward communities, which began my education on Hawaii property ownership.  We stayed in touch over the next couple of years.  When properties that offered me a potential interest became available, the Baxters kept me advised. 

One day, my “dream home” came to the market – at an exceptionally attractive price.  I was living in California at that time, so Pat and Don immediately visited the property and reported back to me with all of the details.  I trusted their judgment and opinion completely, and my deposit was wired to them later that day.  I visited the property for a final inspection within a couple of weeks.  It was just as they had described.  I was on my way to becoming an exceedingly happy resident of Kailua.  Without the exceptional personal assistance of Pat and Don Baxter, this would never have happened! 

Five years later, it was time to sell my first Hawaii property.  Again, Pat and Don stepped in and made this a successful venture.  Pat helped me stage the property to maximize the appeal and the sale proceeded smoothly to an excellent conclusion.  The price was right for me and the new owners were delighted with the property.

Hardworking, Enthusiastic and Care About Their Clients

We have been fortunate to have been led through the labyrinth of home ownership TWICE by Pat and Don.  Pat helped us buy our first home in Hawaii, and it was a joy because she took time to get to know us, figure out what fit our family and found us a gem at a time when homes were scarce in Kailua.

Five years later, when we were ready to sell that house and buy another, Pat scoured the listings while Don helped us prepare our home for open house.  Pat found us the house of our dreams.  After our house went into escrow and our offer was accepted on our dream home, we felt like the sky fell because one week before we closed on the sale of our house, our buyers backed out.  Don and Pat pulled off a miracle and got an extension on the closing of the house we were buying, but it looked impossible to find a new buyer for us in time.  Not only did the Baxters find us a new buyer on the first weekend of the open house, they rallied our escrow and lending team and got us closed in a few weeks!  We even got more than our asking price.  Talk about prayers being answered.

Pat and Don are hardworking, enthusiastic and care about taking care of their clients. They listened and acted on our dreams, desires and concerns.  With the Baxters, it never feels like business; it feels like family.

Find a Needle in a Haystack

Having just moved to Kailua from the mainland, my wife and I were feeling cautious about buying a home in Kailua. We were looking for a good house in a greater area and at a price that we thought would have a good long term value.

After a couple of months, the folks at Baxter Realty found our house -- nothing short of finding a needle in a haystack. More importantly, they guided us through the whole process, from picking a great school for our kids to finding the right mortgage lender.
